What we buy (Wisconsin focus)

  • 20–75 units, Class B/C in B-locations
  • Price: $800k–$3.0M
  • Day-one cash flow with ≥80% occupancy, DSCR ≥1.25, Cap rate ≥8%

Fast review checklist (attach if available)

  • T-12 & current rent roll
  • Unit mix & floorplans, recent CapEx summary
  • Latest tax bill & insurance info
  • Utilities (who pays what), photos/video, OM (if any)
  • Access details for tour/showing
  • Target price, any known DSCR/Cap notes

Our process & timelines (typical)

  • 24 hrs: Acknowledge receipt
  • 48–72 hrs: Preliminary view / questions
  • 5–7 days after tour: LOI window (pending doc access)
    Underwriting stresses DSCR and key variables; we maintain prudent reserves (acq/renovation contingency, OPEX + debt service, and per-unit replacements).

Co-brokerage & confidentiality

  • We cooperate with listing agents and honor referral agreements.
  • Happy to sign a standard NDA for off-market packages.
  • Discretion respected with owners/tenants.
