What We Focus On
- Wisconsin multifamily, typically 20–75 units and $800k–$3.0M purchase price
- Day-one cash flow with ≥85% occupancy, DSCR ≥1.25, cap rate ≥8%
- Light interiors, common-area upgrades, and management efficiencies (licensed trades for regulated work)
How We Operate
- Disciplined Underwriting: conservative assumptions and stress testing on rents, expenses, occupancy, and rates.
- Targeted Improvements: cosmetic and operational upgrades that lift NOI without heavy MEP scope.
- Prudent Reserves: acquisition/renovation contingency, operating reserves, and ongoing replacement reserves.
- Clear Reporting: consistent investor updates, KPIs, and transparent distribution tracking.
Alignment With Investors
We use conservative, LP-friendly structures designed to safeguard capital and share upside when we perform. Typical frameworks include an LP preferred return, return of capital, and an aligned GP promote with an advisor carve-out that does not dilute LPs.
